Position 6-month term Chief Building Engineer

Schedule 8:00AM 5:00PM, Monday-Friday; Must be available on-call and weekends

Position Overview

Impec Group is seeking a Chief Building Engineer to join our team and ensure the smooth operation of our client site in Santa Clara, California. This role is essential and requires onsite presence. The Chief Building Engineer will be responsible for all aspects of maintaining a six-story building that includes a large Data Center, Server Rooms, Electrical Rooms, and Project Rooms.

Must be capable of implementing all property and equipment preventive maintenance and repairs, with all corporate standards and local, state, and national codes and regulations to protect assets, guests, and associates.

Must have advanced knowledge of Building Management/ Bldg Engineering profession. This includes knowledge required for: HVAC, Plumbing, Electrical, Painting, Carpentry, General Troubleshooting amp; Computer Skills. Potentially lifting, pushing, pulling, and carrying weights up to 50 lbs. and greater.

Ability to read, analyze, and interpret proposals/quotes. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Effectively present information to top management, public groups, and contractors.

Key Responsibilities

  • Oversee and supervise the efficient operation of the facility equipment and systems. Strive toward a goal of zero downtime in operations by virtue of reliable system performance and preventative maintenance programs.
  • Conducts physical inspections of equipment and performs such tasks as oiling and greasing, testing for refrigerant leaks, proper functioning of controls, and determines when auxiliary system components need to be brought on-line to maximize equipment load balance and to maintain acceptable indoor environmental conditions.
  • Navigates and utilizes Building Management System (BMS) for monitoring and troubleshooting of building equipment and systems. Works with BMS service vendor on ensuring that all systems are communicating with the BMS, and the operating programs for each set of equipment are correct.
  • Provides and leads emergency response support to facility and Data Center Operations, both during and after-hours emergencies, utilizing all the resources at their disposal.
  • Works in conjunction with Facility Manager to manage facilities work order ticket system, prioritizing work orders appropriately. Chronicles and logs equipment work histories and is responsible for keeping these work histories current and up to date.
  • Establishes and maintains a professional, working relationship with external vendors.
  • Supervise the performance, operations, and maintenance of all mechanical, electrical, HVAC, plumbing, fire life safety and critical systems back-up ensuring operation within design capabilities are achieving proper environmental conditions prescribed by Building Management. Document all performance related issues timely.
  • Perform requisite daily communication with Building Management on matters relating to the services performed through e-mail and work orders when appropriate.
  • Develop operating and training instructions for procedures of equipment and systems.
  • Establish, maintain, and perform periodic operational testing schedules for critical systems and equipment as identified in manufacturer’s equipment specifications.
  • Lead and monitor subcontracted jobs to outside vendors when it is not practical for them to be performed in-house.
  • Implement and monitor an effective energy conservation and management program to ensure measures are taken to keep operating costs at a minimum.
  • Must be able to perform maintenance and hands on engineering work as required on the project.
  • Perform conference room setup and tear downs.
  • Manage and complete Internal moves.
  • Monitor, track and record electrical meter readings.
  • Monitor track and record transformer readings to include Data Center electrical meter reading.
  • Respond quickly to emergency situations, summoning additional assistance as needed during business and after hours.
  • Must be available on weekends and available to respond to after-hours emergencies.
  • Perform any additional duties as assigned.
