Salad and Go is seeking a Pre-Construction Manager who will manage all aspects of the due diligence, entitlement amp; bidding process of new retail store locations for Salad and Go, from coordinating development of plans, review of plans, submitting for permits, specs to soliciting and negotiating prices from general contractors/subcontractors/suppliers through completion of bidding effort through contract award and including closeout.
As the Pre-Construction Manager, you will be responsible for:
Bidding Support for New Stores
- Manage the pricing and bidding of construction projects
- Communicate with architects and consultants to clarify the scope of the work, materials, and schedule requirements, and documents these clarifications
- Conduct reviews of milestone documents for the development and pricing of value alternative opportunities
- Collect and organize all bid information for future reference after the bid
- Aid project managers and field operations with change order pricing if needed
- Direct, coordinate, and provide bid information and documents to contractors
- Prepare contractual scope of work exhibits for contracts
- Lead hard bid/ estimating and GMP budgeting activities by soliciting contractor pricing and evaluating bids.
Management of Pre-construction Process
- Manage Pre-construction utility setup and abandonments for electrical, gas, water for new store locations
- Manage and setup of new store location project folders in shared document management system
- Provides value alternative solution staking into consideration cost, schedule, maintenance, and life cycle cost implications. Oversees value alternate preparation from contractors, and internal departments.
- Coordinate all entitlement activities with lead engineer for municipality approvals including pre-app meetings
- Fill in design gaps for incomplete documents for the completion of estimates
- Prepare and submit contract documents
- Manage contractor pre qualification process
- Act as Bid Captainon pursuits
- Oversee the establishment and maintenance of budget control during the pre-construction phase of the project
- Attend and represent Salad and Go in all design and coordination meetings. Maintain an action log for outstanding items and assign responsibility for such action items. Maintain scope issues log and is responsible for compiling associated pricing.
- Prepare or oversee preparation of the pre-construction schedule
- Assist project team in design decisions and development of cost-effective solutions
- Manage and maintain consistent contract or deliverables
- Manage all aspects of project risk and defines such for senior leadership
Industry Knowledge / Relationships
- Build relationships with contractors to obtain a competitive advantage for Salad and Go
- Build and maintain relationships with architects and engineers
- Track and manage construction budget between formal estimating periods and keep senior management and team abreast of current budget and impact of design decisions
- Keep current with latest estimating technology and techniques
Data Management
- Create a knowledge of cost elements of projects by bid package and/or uniformity(i.e.,cost/sf of elements)
- Manage and maintain the buyout log for the project
- Set up and maintain project cashflow
- Participates in special projects and performs other duties as assigned
Requirements
- Minimum of 3-5 years of experience in estimating, construction management or related field. Undergraduate degree (professional preferred) in architecture, engineering, or construction management
