Job Description

Dalton Management is a professional property management company offering quality apartment living at an affordable price. Dalton Management offers a professional work environment, ongoing education, and strict compliance with Fair Housing and Tenant Landlord Law.

Report to: Community Manager

Work Schedule: Sunday through Saturday 8:00 am to 5:00 pm. Lunch hours between 12 pm to 1:00 pm. The schedule is 40 hours per week, will travel between to communities.

Typical duties, but not limited to:
Attend a minimum of two MFNW educational classes each year
Attend company off-site manager/safety meetings a minimum of four times per year
Attend Manager/Safety Meetings
Attend Spectrum Tradeshow and MFNW Fair Housing Fair each year
Check phone and email messages throughout the day
Clean office and common areas
Complete time card daily
Create and deliver the monthly newsletter
Deposit and record monies received
Ensure a pleasant move in and move out experience for tenants
Fax in timesheets, including on-site staff twice a month
Follow up on Guest Cards and all marketing leads
Implement and maintain resident retention program
Implement marketing plan
Inspect vacant apartments-freshen daily
Mail or hand-carry paperwork to the main office a weekly
Maintain petty cash fund according to company policy
Make coffee and replenish the refreshment center throughout the day
Manage and solve the resident correspondence
Market and lease apartments
Market survey comparable grid filled out monthly
Market surveys an on-site survey of the competition annually
Meet with Supervisor on or off-site at supervisor’s request
Month-end accounting process
Night audits of property quarterly
Prepare and serve legal notices and follow up on balances due
Process move-in, move-out, and lease renewal paperwork
Process payables in Yardi
Process rental applications through move in
Property safety inspection
Provide outstanding customer service
Purchase supplies for the property
Put out balloons and straighten marketing signage
Review and schedule maintenance requests and turnover maintenance
Review rent roll, aged delinquencies, gross potential, and lease renewals twice a month
Schedule vendors
Travel for bank deposits, meetings, classes, and seminars
Unit by unit inspection of every unit annual or bi-annually at the supervisor’s request
Update all online advertising

Requirements

High School diploma or equivalent
Basic knowledge of Oregon Tenant/Landlord Laws
Understanding Federal, State, and Local Fair Housing laws
Valid driver’s license, insurance, and reliable vehicle required
Basic computer skills
Proficient in MS Office
At least 1 year of property management experience
Property Management accounting software experience, Yardi experience a plus

$17-$18/Hour DOE
20% off of market rent
