Job Description
Liberty Health Sciences is one of the leading manufacturers and distributors of medical cannabis in Florida, with over 34 dispensaries and more being added each month. We are looking for an experienced Head of Real Estate and Development to join our expanding team.
This role will be instrumental in shaping our company expansion and therefore should have proven experience in real estate acquisition, lease contracts, vendor management, financial acumen, and project management skills. They should be proactive, knowledgeable and possess excellent negotiation skills. This role will report to the Director of Corporate Services and serve as the lead for company expansion.
Requirements
- Develop RE strategy for site selection, acquisition, development and lease management of all future dispensaries. Working closely with executive team and brokers to find best sites available.
- Will work with department director in selection of design professionals such as architects, engineers, and planners. Will negotiate professional service agreements. Responsible for verifying credentials/licensing and experience, as well as ensuring that these professionals have the appropriate insurances needed for the real estate process.
- Have a clear understanding of market conditions and current real estate landscape. Vet sites with regional leadership, brokers and finance team to ensure sustainability and overall profitability.
- Oversee the entire RE process, from site selection to contracting, design, and construction in a timely manner
- Responsible for managing acquired properties and the development of these properties to prepare for retail operations/store openings.
- Secure and manage long-term leases, be liaison between landlords and company.
- Supervise construction managers, manage project budgets, and negotiate development deals to ensure LHS as an organization is in a strong financial position.
- Contribute to preliminary project budgets and anticipated project timelines. Complete required weekly, monthly, and quarterly reports.
- Accountable for clear and concise communication with upper management through all phases of each project
- Maintenance of leases, property taxes, the tracking of rent and maintenance costs on properties. Heading improvement projects and renovations.
- Have knowledge of city and municipality regulations regarding permitting, inspections, etc.
- Complete timely review and processing of vendor invoices, to ensure accurate services were provided prior to payment
- Ensures that the Request for Proposal (RFP) and Invitation to Bid (ITB) processes are handled legally and with integrity
Education:
- BA/BS in Business Management, Civil Engineering or relevant field
- Florida Real Estate license preferred
Qualifications:
- 5+ years proven experience in Real Estate Development amp; Management
- 3+ years of experience managing teams
- Ability to accurately track budgets and create reports using various types of software
- Working knowledge of MS Office Suite, reporting software, MS Teams, etc.
- Excellent organizational and planning skills
- Outstanding communication and interpersonal abilities
- Must be able to pass a Level 2 Background (FBI)
- Must be 21 years of age
- Must have a valid Florida driver license and reliable transportation
- Willing to travel 25% of the time within state of Florida
