Job Description

18-Floor midsize commercial/office building in midtown Manhattan seeking a full-time Building Manager to oversee the operation and maintenance of the property.

RESPONSIBILITIES:

  • Supervises facility staff and service contractors on building maintenance, repairs, cleaning and servicing
  • Coordinates vendors and contractors performing on-site servicing, repairs and construction
  • Inspects facilities and equipment to determine need and extent of service
  • Develops, implements, and oversees a preventative maintenance program for all facilities and equipment
  • Compiles records of labor and material cost for operating building and issues cost reports to owner and managing agent
  • Prioritizes work to ensure building occupants' needs are met in a timely fashion
  • Perform servicing and repairs if necessary

Requirements

KNOWLEDGE, SKILLS AND ABILITIES:

  • A minimum of five years of experience in commercial or residential maintenance, repair or equipment servicing including at least two years of supervisory experience
  • General knowledge of all construction trade types (carpentry, plumbing, painting, electrical, mechanical, etc)
  • Hands-on ability to maintain building mechanical systems, equipment, and fire systems
  • Most posses a strong HVAC background
  • Must have a familiarity with Aerco condensing boilers, multi-stack chillers and cooling towers
  • Experience in conducing building inspections, correcting deficiencies and follow-up
  • Ability to handle multiple priorities with efficiency and accuracy with a commitment to maintaining high building standards
  • Excellent time management, communication, and customer service skills
  • High school diploma or equivalent required; 2-year college degree or technical/vocational degree desired
  • Must have or be willing to obtain Fire and Life Safety Director license
