We are seeking a Maintenance Superintendent for a part-time position to work 16 hours per week for a small apartment complex in Brewster, MA. Works in conjunction with the Property Manager to ensure the property is in excellent condition.

Individual must be knowledgeable about electrical, plumbing, carpentry, and general maintenance work. This individual must work very well independently, in tandem with the Property Manager, and must have the ability to adapt to changing priorities.

JOB RESPONSIBILITIES:

  • Managing all Vendor Relationships and working with the Property Manager to contract and manage Vendors
  • Input and track all service orders through Real Page Facilities System
  • Prepare for inspections of the property and building
  • Apartment and building maintenance, including cleaning
  • Minor grounds work
  • Touch-up services around the property, including painting, repairs, and additional tasks as assigned
  • Prepares vacant units by repairing, refurbishing and cleaning (as needed) in accordance with site checklists and turnover schedules and First Realty standards
  • Makes daily work assignments for staff and calls in site staff as necessary for emergencies
  • Works on budgets and manager’s plan items with manager
  • Responsible for inventory control and purchasing in conjunction with manager
  • Meets and communicates with site manager on a daily basis to update each other on site issues
  • Assumes on call responsibilities for lost keys and emergencies such as plumbing problems, electrical, etc., shared with others where applicable
  • Responds to daily emergency and routine service work orders in professional and timely manner
  • Maintains appearance of the site by collecting and discarding refuse from common areas and throughout site on a daily basis
  • Performs snow removal by shoveling, salt/sanding and operating and maintaining appropriate equipment
  • Performs preventative maintenance schedule per site requirements
  • Participates in annual apartment inspections as assigned

Other Job Functions

  • Responds to changes in organization and property by assuming additional responsibilities as needed, such as going to other sites
  • Work overtime as required for snow removal
  • Maintains a clean and well-groomed appearance, wears company issued uniforms
  • Is courteous to residents at all times

Requirements


  • Ability to respond effectively to site emergencies
  • Basic knowledge of electrical, plumbing, HVAC systems, carpentry, and general repair and maintenance duties
  • Ability to prioritize responsibilities
  • Ability to get to the site in a timely manner to respond to emergencies.
  • Valid driver’s license, per site requirements
  • Ability to utilize basic computer skills enabling the use of First Realty computer programs
  • Ability to read product instructions and safety materials
  • Ability to fill out and complete work orders accurately
  • Ability to communicate effectively with site staff and residents
  • Ability to follow directions
  • Ability to operate snow equipment, such as trucks, skid loaders, snow blowers safely and effectively
  • Ability to safely operate power tools, such as saws and drills
  • Must have good communications skills, ability to follow directions
  • Scheduled hours will be 9:00 am - 2:00 pm, Monday, Wednesday and Thursdays

Level of Training and Experience

  • Valid drivers license, per site requirements
  • Be able to work independently at times
  • Previous property maintenance experience preferred
