Job Description

The Project Manager is an expert in managing the full gamut of the construction process. This individual understands how to develop and maintain positive relationships that result in long-term partnerships with clients, subcontractors, and consultants. The Project Manager excels at consistent and accurate communication with all parties involved in the project process. The individual will lead a team with a project focus that includes; how the project fits with the clients’ goals while adhering to schedule and budget as well as the ability to identify project value and maximize the projects’ financial performance.

This position reports to the Senior Project Manager and has direct supervisory responsibilities for Assistant Project Manager (if applicable).

High Level Key Responsibilities

    • Responsible for managing projects to budget and schedule
    • Responsible for the adhering to the procedural requirements for compiling the monthly draw
      • Set up Schedule of Values with owner approval prior to first billing
      • Accountable for billing the client in a timely manner (make sure cash flow is a priority)

o Support and participate in the Company’s Business Development, Marketing and Sales Program

Support and participate in the Company’s Business Development, Marketing and Sales Program

Work with Operations to execute the Customer Share Process focused on existing customers/growing existing business

Assist the marketing team with signage, and other job site marketing materials

Participate in Project Pursuit Approaches

Contribute project specific content to RFPs

Participate in the project interview process

o Collaborate with the Preconstruction Department by supporting and actively participating in the preconstruction phase for all assigned projects

Assist Preconstruction Department by providing advice on schedule, site logistic plans, subcontractor recommendations, constructability reviews, etc.

Identify critical path issues and potential pitfalls for project completion during the Preconstruction phases

Responsible for prime contract exhibit preparation

Manage the project budget

Oversee project delivery from start through warranty, including the execution of financial performance and delivery of client goals and objectives

Facilitate and ensure the submittal and RFI process is running properly

Develop construction strategy and have full buy-in from Superintendents and Subcontractors

Oversee the project with the development of the construction schedule and monitor schedule performance

Act as a proactive liaison between Owner, Consultants and Subcontractors

Resolve conflicts / issues with clients and subcontractors

Responsible to review and negotiate all requested changes to Subcontractor contract language in the scope of work and contract value sections

o Responsible for evaluation, award and buy-out of each trade per company procedure to achieve a positive end result for both the project and the Subcontractor

Prepare complete scopes of work for each trade - make sure all exposures are covered up front (even if not covered by original estimate)

Buy out each trade with a positive result for both MPC and the Subcontractor

Ensure scoping and means and methods are synchronized between field operations and the subcontractors

Ensure logistics are factored into scopes of work that are realistic with the project logistic plans Review amp; understand notes and comments on the bid tab under the selected Subcontractor

Ensure buyout, submittals, and procurement are accurate and completed to support the critical path of the schedule

Accountable for preparing the Scope of Work for the selected Subcontractor using the bid tab, specification, design drawings, archived scope specific examples and your knowledge of what it will require to complete that scope of work

Responsible for leading negotiations and contracting process with Subcontractors to secure executed contracts and agreements in a timely manner

Responsible for ensuring that the pertinent contract information provided to the Project Accountant to process the MSAs / Purchase Orders / Work Authorizations is timely and accurate

Responsibly delegate work to your Assistant Project Manager

Provide clear direction, responsibilities, and expectations to your Assistant Project Manager

Oversee and review the work of the APM to ensure they are performing all tasks at a high level
