The Assistant Superintendent is responsible for overseeing specific aspects of site operations as directed by the Superintendent. This person has a good understanding of the management of site logistics and various phases of construction, i.e. means, methods, materials, scheduling, and cost control. The Assistant Superintendent works well in a team environment and promotes positive relationships with owners, architects, sub-contractors, consultants and others.
This position reports to the Project Superintendent.
High Level Key Responsibilities
Participate in Field Operations Meetings
Knowledge of Subcontract agreements
Knowledge of project plans, specifications, MPC clarification and approved submittals for area of work, to be able to effectively manage scope
Utilize project processes, procedures, tools amp; technology
Assist with reporting; i.e. daily reports, logs and others as needed by the company and/or other stakeholders
Participate in job site meetings
Responsible to coordinate of site inspections both jurisdictional and 3rd Party
Knowledge of jurisdictional requirements to achieve schedule milestones and be able to discuss with confidence to Superintendents the steps needed to make our contractual obligations
Assist Superintendent to achieve scheduling milestones
Develop positive relationships with owners, architects and sub-contractors
Formulate potential solutions to project issues and opportunities that arise and effectively communicate with Superintendent
Work closely with project management team to effectively formulate RFI requests and proposed resolutions.
o Responsible for providing timely and accurate schedule information and support to the project team
Facilitate an effective 3-Week Look Ahead Schedule
Create and execute fragment or block schedules for areas of responsibility
Communicate with Subcontractors to effectively coordinate work and schedule trade crews
Assist the Project Superintendent with schedule creation and schedule management
Understand the critical path and how predecessors and successors affect the outcome
o Assist project team with subcontractors to ensure the successful execution of the project
Ensure logistics are adhered to by subcontractors for all scopes of work that are realistic with the project logistic plans
o Responsible for the adherence and successful execution of the Quality Management Program
Administration of the Quality Assurance Checklist for pertinent areas of work
Enforce the Quality Management program
Conduct on-site quality inspections throughout the construction process to ensure scopes are being completed per contract documents/ trade partner contracts and all approved Mock-Ups
Coordinate, direct and monitor with field support staff to inspect the activities of the Trade Partners.
Hold trade partners accountable for quality
Proactively and timely write Punch Lists and follow up to ensure completion
Work to achieve timely close out including as-builts, completion of punch lists etc.
Coordinate and follow up on all warranty issues as directed by the Superintendent
Help prepare close out documentation/as-builts delivered to Project Manager
