Job Description

Lovely, mature large scale active adult community in need of an experienced Buildings amp; Grounds Manager to streamline workflows and processes. You will be responsible for the operation, life and safety, of the Community according to established and approved Association and Taylor Management policies, procedures and rules and regulations.

QUALIFICATIONS:

  • Must have a minimum of 3 years experience
  • Strong sense of customer service
  • Must be able to read, write and communicate English fluently
  • Proficient with Microsoft Office
  • Working knowledge of construction projects

Requirements

  • Must be able to create RFP's for different projects and services
  • Must have a valid driver's license
  • Must be a high school graduate or equivalent
  • Must have a minimum of 3 years experience
  • Must be on call 24/7, 7 days a week

RESPONSIBILITIES (but not limited to)

  • Attend Board Meetings and prepare monthly Buildings and Grounds Management Report
  • Responsible for all operational phases of the community, maintenance and direct control of all vendor personnel and resources to the end that the property is maintained, at all times, in good physical condition with a stabilized operation.
  • Approve and properly code all invoices and submit invoices with appropriate documentation to Assistant Manager.
  • Assist General Manager/Community Manager in the preparation of the annual budget and monitor the monthly expenses and variances. Make recommendations to the Board as to anticipated shortfalls or excess funding by the budget line items pertaining to buildings and grounds.
  • Competitively bid all major service contracts and all other goods and services. Once contracts are accepted and approved, monitor the performance of the contractor as to quality of work and adherence tot he contract specifications.
