As part of the HMTX family, the Facilities Maintenance Supervisor is responsible for managing the service operations of our corporate facilities, located in Norwalk, CT. This includes meeting with and presenting various recommendations to executive leadership, developing scopes of work, managing capital projects of all types, managing vendor relations, and analyzing properties with respect to capital needs, budgeting, and maintenance. This position is also responsible for overseeing the recruitment, training, and management of all (internal and external) onsite maintenance personnel.

Responsibilities
- Works with Corporate Facilities Management, Operations Management, and Information Technology Management in all facets of project management (budget, scheduling, procurement, quality amp; risk) for individual real estate projects including planning, design, construction, occupancy, and closeout.
- Continual collaboration with leadership in Norwalk, CT to ensure facilities meet desired function and requirements as outlined by corporate facilities leadership.
- Works with Corporate Facilities Manager in vetting and hiring third-party vendors and contractors to maintain the organization’s Norwalk, CT assets.
- Works within Computerized Maintenance Management Software (CMMS) to maintain collaborative initiative across department leaders and to track new and ongoing inventory and repair work orders.
- Responsible for adhering to the timeliness of preventative maintenance protocol established and housed within the CMMS.
- Maintains communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Participates and contributes to client project meetings while collaborating with maintenance leadership.
- Maintains project documentation governance aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely, and coordinated.
- Demonstrates capability to read, understand and apply standards to moderately complex documents affecting real estate projects, including but not limited to agreements/contracts, leases, work letters, project charters, surveys, and drawings.
- Tracks progress of each project against goals, objectives, approved budgets, and approved timelines. Reports status and variances. Creates action plans to meet objectives, budget, and schedule.
- Manages space planning, facilitating moves, adds, and change activities.
- Diagnose and perform maintenance/repairs including but not limited to HVAC, plumbing, electrical, and structural maintenance.
- Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
- Follow all safety protocols as outlined by OSHA standards.

EXPERIENCE LEVEL
5+ years experience in a facilities maintenance supervisory role to include day-to-day maintenance operations. To convey experience, candidates must show career path progression with increased duties and responsibilities in the field of maintenance.
FINANCIAL KNOWLEDGE
Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Must also be familiar with ERP systems as relates to purchasing orders and invoicing.
REASONING ABILITY
Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires analytical and quantitative skills.
OTHER SKILLS AND ABILITIES
Proficient in MS Excel, Project, and PowerPoint. Ability to read and understand architectural drawings and the ability to create and manage Gantt charts. Knowledge of leases, contracts, and construction practices. Ability to effectively navigate CMMS.
Education/Certifications
- Associate's degree in facility management, business administration, or related field. Bachelor’s degree preferred.
- Electrical and/or HVAC license preferred.
- LEED AP and/or Well AP a plus.
