Job Description

Makowsky Ringel Greenberg, LLC, is currently accepting applications for a Director of Maintenance and Property Support for its operations in the Memphis metropolitan area. This position is based in the company's corporate office in east Memphis and reports to the Chief Operating Officer. This position supports residential and commercial management operations throughout north Mississippi, eastern Arkansas, and west Tennessee.

Responsibilities include, but are not limited to:

  • Coordinate, dispatch, and supervise corporate maintenance personnel, including roving maintenance technicians, carpenters, and get-ready personnel.
  • Support on-site residential management by providing assistance with overflow maintenance service requests, maintenance coverage for properties without a designated maintenance technician, assistance with diagnosing maintenance issues on site, overseeing preventive maintenance programs, coordinating the use of painting subcontractors and cleaning vendors according to established MRG price lists.
  • Screen and approve outside vendors for company-wide use, and work with vendors to establish and maintain lists of competitive prices for materials and equipment.
  • Provide efficient, quality maintenance to properties with no on-site manager and to commercial locations.
  • Provide technical and advisory support to management.
  • Interview and test for qualified maintenance personnel, both for the corporate and site-based maintenance teams.
  • Supervise, train, counsel, and, if necessary, terminate maintenance personnel.
  • Maintain responsibility for tools and equipment owned by MRG.
  • Ensure that all work associated with roving maintenance personnel is promptly and accurately billed to properties.
  • Provide specifications for on-site management to use in requesting bids on large projects.

Requirements

  • Bachelor's degree in management, industrial arts, or engineering technology or equivalent work experience preferred but not required.
  • Able to read, write, and comprehend the English language.
  • Knowledge of building codes and permit procedures.
  • Construction experience, including (but not limited to) plumbing, electrical, HVAC, carpentry, and other trades related to apartment construction and maintenance preferred but not required.
  • Experience estimating time and materials and in negotiating with subcontractors to pre-determine the costs associated with a construction or renovation project.
  • Valid driver's license, current automobile insurance, and reliable transportation are required.
  • Special licenses or certificates, such as a Contractor's License for the State of Tennessee are preferred but not required.
