We are looking for an experienced Facilities Manager to oversee building-related activities for professional offices, retail properties, hotels, and residential properties in Rhode Island and Southern Massachusetts. You will be responsible for preserving the good condition of infrastructure and ensuring that facilities are safe and well-functioning.
Responsibilities:
- Develop a system of submitting and coordinating work-orders and maintenance requests for multiple properties
- Inspect each property on a regularly scheduled basis. Walk each property inside and out to determine any problems.
- Inspect, and monitor properties for cleanliness/maintenance amp; deferred maintenance issues.
- Coordinate with the necessary vendors to address maintenance concerns.
- Determine status of various mechanical equipment to determine if any deferred maintenance exists or if repairs are necessary, as well as implement plans to service the health of mechanical equipment
- Manage the upkeep of equipment and supplies to meet health and safety standards
- Support facilities staff (custodians, technicians, groundskeepers etc.) and external contractors
- Assist in bidding corporate wide service contracts
- Perform analysis and forecasting as needed (capital improvements plan)
Requirements
- Proven experience as a facilities manager or relevant position (5+ years)
- Project management experience
- Working Knowledge of landscaping, site, electrical, heating, plumbing, and ventilation systems
- Well-versed in technical/engineering operations and facilities management best practices
- Excellent verbal and written communication skills
- Excellent organizational and leadership skills
- Good logical reasoning and critical thinking
- Must have the ability to travel frequently between multiple locations throughout southern New England on a regular basis
